We are honored to host your stay along the Southern Oregon Coast. The following agreement is designed to ensure a comfortable, respectful, and enjoyable experience for all guests while preserving the integrity of the home.
Rental Agreement Acknowledgement
Acknowledgement and electronic execution of this rental agreement is required to confirm all reservations at Kerber Cove. This rental agreement outlines important information regarding house rules, occupancy limits, check-in and check-out procedures, cancellation policies, and guest responsibilities.
By completing a booking through this website, you acknowledge and electronically sign that you have reviewed, understand, and agree to the terms outlined in this rental agreement.
Completion of the booking and execution of the digital rental agreement constitutes acceptance of all terms and conditions outlined herein.
HOUSE RULES & CONDITIONS OF OCCUPANCY
By booking and occupying the property known as Kerber Cove, the guest agrees to comply with the following House Rules and Conditions of Occupancy. Failure to adhere to these rules may result in additional fees, immediate termination of the stay, and/or cancellation without refund.
Occupancy - Maximum occupancy limits must be strictly observed. Only the number of guests listed on the reservation are permitted on the property at any time. Unauthorized guests may result in additional charges and/or cancellation of the reservation without refund.
Check-In / Check-Out - Check-in begins at 3:00 PM and check-out is by 11:00 AM. Early check-in or late check-out is subject to availability, must be approved in advance, and may incur additional fees.
Property Location & Environmental Conditions - The property is located along the main road through town, providing convenient access to beaches, trails, and local attractions. As with many coastal properties near Highway 101, some road noise may be present at times. By confirming this reservation, the guest acknowledges and accepts the property’s location and surrounding environmental conditions.
Noise & Conduct - Kerber Cove is located in a quiet residential area. Guests agree to be respectful of neighbors at all times. Quiet hours are observed between 10:00 PM and 8:00 AM. Excessive noise, disturbances, or nuisance behavior may result in additional fees and/or cancellation without refund.
No Parties or Events - Parties, events, or gatherings of any kind are strictly prohibited. This includes celebrations, receptions, photo shoots, or unregistered visitors.
Pet Policy - Pets are not permitted at Kerber Cove due to allergies. Bringing an unauthorized pet onto the property may result in additional fees and/or immediate cancellation of the reservation without refund.
Service Animals - In accordance with applicable laws, trained service animals are permitted. Service animals must not be left unattended and must comply with all house rules. Emotional support animals and pets are not permitted.
Smoking - Smoking, vaping, or the use of any illegal substances is strictly prohibited inside the home or anywhere on the property. Evidence of smoking may result in additional cleaning and/or damage fees.
Property Care & Damage - Guests agree to take reasonable care of the property and its contents. A damage protection policy is included with your reservation to cover accidental damages in accordance with its terms.
Any damage, missing items, or excessive cleaning required beyond normal use may result in additional charges.
Guest authorizes the host to charge the credit card on file for any damages, additional cleaning, rule violations, or unauthorized occupancy not covered under the damage protection policy.
Safety & Security - Guests shall not tamper with or disable security cameras, safety devices, or monitoring equipment. Exterior security cameras are in use for safety, insurance, and compliance purposes only.
Guests agree to use the property in a safe and responsible manner at all times.
Guests assume all risk associated with the use of the property and surrounding areas, including but not limited to coastal conditions, weather, and nearby roadways.
Entry Rights - Owner and/or authorized personnel may enter the property as reasonably necessary for maintenance, inspection, or emergencies.
Rates, Payment & Cancellation - Full payment is required at the time of booking. Reservations are non-refundable once confirmed. Rates may vary based on seasonality, demand, and length of stay. The total booking price includes nightly rates, cleaning fees, and applicable taxes. Any optional add-ons or services will be clearly disclosed prior to booking.
Force Majeure - Owner is not responsible for events beyond reasonable control including, but not limited to, weather conditions, road closures, power outages, natural events, or other circumstances that may impact the stay.
Travel Insurance - Guests are strongly encouraged to consider purchasing travel insurance to protect against unforeseen circumstances such as illness, weather events, or travel disruptions. Popular providers include Allianz Travel Insurance, Travel Guard (AIG), World Nomads, and InsureMyTrip (comparison marketplace).
Private Discount Policy - Private discount codes are offered at the discretion of the owners, apply to direct bookings only, and may not be combined with other offers.
Enforcement - Violation of any house rule may result in additional fees, immediate termination of occupancy, and/or cancellation without refund.
This agreement is governed by the laws of the State of Oregon.
